Yes, this man had done business in the Phila area suburbs under a fraud company West Star Mortgage (early 1990's) took deposits and stole. I have bogus SS numbers from a detective working the case at the time and other infor.

His latest scam is selling generators, posing as an “authorized” Generac dealer. Sells contract, delivers generator, but does not complete the install. Operating as Aria Properties LLC based in King of Prussia. Contact is scott@ariaproperties.net. Do NOT do business with this guy.

I am currently having an issue with this company. Made the mistake of purchasing a generator from Scott Shanks with Aria Properties LLC in King of Prussia, PA. The generator was delivered and seated but it is not connected. Been waiting for an electrician. Scott Shanks has been extremely rude, making false accusations against me, stalling and claiming I am sabotaging the project. My assumptions are that he has to pass the blame onto me because I filed a complaint with the BBB, Generac and the financing company. He probably cannot find an electrician due to his numerous complaints filed against in in PA courts. Some complaints are from vendors he has worked with, including an electrician.
